Application:

To amend By-law 2010-100Z being the City of Greater Sudbury Zoning By-law from "I", Institutional and “C2”, General Commercial to "I(S)", Institutional Special and “C2(S)”, General Commercial Special.

Proposal: Application for rezoning required to consolidate approximately 0.49 ha of surplus City land with abutting PIN 73353-0001, municipally known as 53 Main Street (HLS Hard-Line Solutions Inc.). The following site-specific zoning designations are proposed:

1. “C2(S)”, General Commercial Special on lands described as Part 5, Plan 53R-15556, Parts 2 & 3, Plan 53R-20693 in order to recognize existing and future uses, provide relief for 0 lot frontage, and eliminate the split zoning which results from the lot addition by adding the following uses:

• Offices; • Light manufacturing; • Scientific laboratory; • Service shop; • Trade school; • Warehouse.

2. “I(S)”, Institutional Special on the remainder of the City lands in order to recognize a reduced setback of 3 metres for the fire hall as a result of the proposed lot addition.
