To amend By-law 2010-100Z being the City of Greater Sudbury Zoning By-law from “M1(23)”, Mixed Light Industrial/Service Commercial Special to “R1-2(S)”, Low Density Residential One Special and “M1(S)”, Mixed Light Industrial/Service Commercial Special.
The application has been submitted in order to sever the existing single detached dwelling municipally known as 1734 Pioneer Road from the parent parcel. The following exceptions are required:
• Lot area of 880 m2 where a minimum 1 300 m2 is required and a lot frontage of 15 metres where 36 metres is required for the proposed residential lot; and,
• Westerly interior side yard setback of five (5) metres where nine (9) metres is required for the commercial building located on the M1 lands to be retained.
